'Decarbonising the UK Housebuilding Sector: Challenges and Opportunities'

The UK housebuilding sector is facing much range – from the future Homes Standard, to new planning guidance, to the Government’s pledge to build millions of new homes. At the same time, the impact of housing on UK sustainability outcomes cannot be understated. In addition to direct emissions from a home’s energy use, a new housing development will have impacts on transport, embodied carbon, nature and biodiversity, and local communities. There are both challenges and opportunities in building new net-zero homes. This session will address these and provide information to suppliers on what housebuilders will need going forward.

'It’s about money: Retrofit needs to be profitable'

Developers face numerous uphill challenges when faced with retrofit. In order to create the conditions that encourage the reuse of buildings, rather than demolish and build new, it needs to be simpler and more profitable. The reuse of existing buildings has the potential to stimulate economic growth, meet our housing targets, create jobs, improve public health, reduce waste, all whilst working towards a net zero property industry. There are currently numerous disincentives to retrofit such as VAT, lack of skilled trades, lack of regulation of upfront carbon, lack of tax credits for reusing buildings or materials, etc. What mechanisms should be employed to remove these obstacles, and whose job is it to do so? How can we have a profitable net zero property industry?

Unusual Rigging HQ is located on a 4-acre site in Bugbrooke, Northamptonshire and stands as an example of circular workplace design and innovation. Purpose-built with circular economy principles in mind, the structure is intended to be dismantled and reused at the end of its life, emphasising low-carbon construction and the reuse of materials. Key objectives for the project included minimising embodied and operational carbon, fostering long-term adaptability, and embracing renewable energy solutions.
Unusual Rigging HQ serves as a distinctive model of circular design, demonstrating how office buildings can fulfil business functions while also supporting environmental needs.
